In this photo you can see the rubber or vinyl type flashing has decayed. While the roofing shingles may often last 16 to 20 years, the rubber type flashings will fail in 7 to 14 years depending on the exposure to the sun.

This Picture shows a correct kick out flashing in stucco. This same kick out flashing should also be used in many other sidings such as but not limited to masonite or wood lap type sidings.

The shiny metal attached to the brick is call a cricket flashing. Most of the have to be custom made by a qualified metal worker with roofing experience. You can see how this diverts the water around the chimney. This is a great example of a preferred installation.

This heating unit vent stack flashing has pulled away from the roof and will be prone to leak during a hard blowing rain. Securing repair is recommended.

This is a straight roof to wall flashing butted against the brick. The installer failed to seal the flashing to the brick. Sealants are highly recommended.

This is a close up of the straight flashing on the left. As you can see there are no sealants. Sealants are highly recommended and will periodically need touch up.
